The honest answer?
It depends on the price point, location, and your goals.
Right now, Southwest Washington is sitting somewhere between a shifting seller’s market and a more balanced market. We’re no longer in the ultra-competitive frenzy of 2021–2022, but we’re also not seeing a market crash.
Here’s what the current Clark County and SW Washington numbers are showing:

So is it a buyer’s market or a seller’s market?
Technically, many SW Washington areas are still considered seller’s markets because inventory remains relatively low compared to demand. (Realtor)
But buyers finally have something they haven’t had in years:
More options
More leverage
More time to think
More negotiation opportunities
That’s a huge shift.
Only if it makes sense for you.
Not because TikTok says prices are crashing.
Not because your coworker says rates are “too high.”
Not because someone online says you should “wait.”
The right time to buy is when:
Your finances are stable
The payment works comfortably
You plan to stay long enough for it to make sense
Homeownership aligns with your lifestyle and goals
Trying to perfectly time the market is nearly impossible. The buyers who usually win long term are the ones who buy strategically, within their means, and hold real estate over time.
And for sellers?
Homes are absolutely still selling — especially the ones priced correctly, marketed well, and presented properly.
This market isn’t dead.
It’s just smarter now.
And honestly?
That’s probably healthier for everyone.
